Abstract It抯 from 1920s?that people began to study on tourist resource appraisement and tourist synthetic appraisement. And now they have achieved great outcome. In China, the theory study of tourist land appraisement and the practice of tourist land evaluation existed and developed. But so many matters that face the work of tourist land evaluation exist too because of lacking of scientific norms and rational theory. Tourist land evaluation is looked as simple building-land evaluation by mistaken people often neglect the speciality of tourist land evaluation, which makes the value of tourist land uncorrect. This paper first probes into Chinese tourism developing strategy in which government is in the charge, Chinese land-using system of no cost, no restrictions and no transference is also considered. On the base of some economic problems in our tourist land exploitation and development, it puts forwards the essence~ signiflcance~ theory basis and theory system of tourist land appraisement. And it also analyses the principle~ progranv. method~. skill and so on of tourist land evaluation. At the end of the second part ,this paper sets forth the theoretical viewpoints., evaluation situation .~. .essence and methods of tourist land evaluation in the conditions of our chinese socialist market梠riented economy. In the third part ,it first defines the basic principles of tourist land appraisement: I .combining appropriateness and restriction .2.combining comprehensive analysis and dominant梖actors analysis.3.being scientific and objective.This paper also appraises the tourism value and potentiality of a special kind of tourist land---East Lake by constructing appraising norm system of lake tourist land. In the forth part,this paper analyses the principles of tourist land evaluation,such as the principles of combining tourist land appraisement and evaluation ~. being mutually related and beneficial and monopolism etc.It introduces some major methods of evaluating tourist land too.At last this paper tries to study on the evaluation of tourist lake by taking East lake of Wuhan city for example.And it comes to the conclusion that the value of East Lake抯 land梪sing rights for transference is about 19,866,670,000yuan RMB.
