With the boom of real estate market in Beijing, villa market is getting more and more active, and villa developing project increasing fast. However, villa market in Beijing exist some problems such as developer being lack of marketing experience, low quality villa and seriously wasted environment and resource; so it is urgent and essential to study on the course of villa development. Drawing on the theory and experience of real estate marketing and planning home and abroad, this paper puts forward the concept of the whole process of villa marketing and planning (WPVMP) as well as its strategy and tactics. On the basis of a long period of investigation on villa market, this paper makes a systematic study on the relation of supplement and demand, the change of price etc. The article holds that the demand of villa is the basis of WPVMP, and product development is the focus of WPVMP, which further studies the location of villa development, the whole layout and villa unite. The author puts forward the fuzzy comprehensive pricing model based on the market comparative process, enriches the theory and method of villa marketing and pricing. Tactics of marketing channel and promotion is the supplement of villa marketing, not a trick to cheat the customer. In the end, integrating the example of case of villa marketing, it tests and verifies the value and meaning.
