Strategy management is very unfamiliar to many real estate enterprises of our country. After entering into WTO,facing with more fury market,how to improve the power of real estate enterprise's competition,and promote the enterprises development,it has very important significance to study strategy management. As well know that real estate is a renascent industry in our country . and the real estate came into being in 1987 ,came up to a nourish time during 1992 and 1993,after then the whole industry kept declining and reached the lowest tide in 1997.Great transformation in macro environment has emerged since 1998,especially that the welfare house system was abolished and a series of policy about house system reform was carried out,development opportunity of real estate come in Sight once again.Under this background,al 1 corporate have to think about what fault has been made during that past twelve years and how to develop in the future,But due to the shortage of practicable theory and practical experience,imitation,use in a Popular way in China real estate. At the same,existence and development of many corporate is under threat of shortage of current strategy arrangement system.Competitive strategy is the core topic in this thesis. The apartment is the main subject. Content of this thesis will mainly concern this six part:Part onegeneral introduction of the theory of real estate enterprise strategy management. This part will focus on introducing the thinking of Porter's competitive strategy which includes the five forces model of competition,that is suppliers,buyers,potential entrants,substitutes and competitive rivalries;and Three generic strategiescost leadership strategy,differentiation strategy and focus strategy;and generic strategies;and the thought of value chains.Part twothe analysis of real estate macro environment. Including political and law Analysis,economical analysis,social analysis and technology analysis. Real estatedeveloping direction Can be pointed out to us by means of macro environment analysis.Part threemacro environment analysis of real estate exploring. According to the five forces model of competition,we analyses the construction of real estate. By those result,we discussed the opportunity and threaten of real estate.Part fourdecision of real estate competitive strategy. Firstly,under the guide of SWOT analysis model,the key factor that should be carefully thought about and collaborated was mentioned. Then under the guide of value chains analysis,we discussed how the competitive advantage come into being and how corporate to draw up its competitive strategy after advantage analyzing.Part fivereal estate core competitive power. Firstly,we discuss the application of Porter' generic competitive strategy in real estate. At last,we discuss the theory of core competitive power strategy,analyzing the problem of how real estate maintaining the competition advantage.Part sixrisk analysis of real estate competitive strategy management. We bring forward the concept of strategy risk. And put forward one way of weight real estate competitive strategy risk.
