With the economic,living standards,a substantial increase in the level of medical care,life expectancy is growing,population aging has become an important social problem in the 21st century.On how to do the life guarantee of the elderly,to solve the problem of population aging,has become the focus of many scholars.From the development experience of developed countries in Europe and America,the development of pension industry has become an important way to solve the problem of population aging.This study summarizes the theory of enterprise strategic management and the analysis method of "4P" and "Michael Porter diamond Model",which provides the theoretical basis and analysis tools for the follow-up study.This paper summarizes the theory and research progress of population aging and old-age real estate,summarizes the types,characteristics and development patterns of the old-age real estate projects,and provides the basis for the analysis and development analysis of Huixiangfu Old-age Real Estate Project.This paper analyzes the external macro environment,the industry environment and the competitive environment of the Huixiangfu old-age real estate project,and explores the external feasibility of the development of the Huixiangfu Old-age Real Estate Project development.From the basic situation of the project,the type of service,the charging standard,the target customers and so on the Shanghai pension real estate profile and the main pension project was analyzed for the Huixiangfu Old-age Real Estate Project positioning and development to provide the basis and learn from the successful experience of existing projects.Huixiangfu Old-age Real Estate Project located in the Shanghai area in the high-end professional pension agencies,for high-end customers,providing professional pension services,higher pricing.Huixiangfu Old-age Real Estate Project should use differentiated development strategy,targeted pricing strategy and a wide range of marketing strategies.Huixiangfu Old-age Real Estate Project based on multiple communities to share the development of multi-functional elderly service facilities,while the surrounding medical institutions,commercial real estate companies,foreign pension agencies,insurance companies and other cooperation.This paper puts forward the path and guarantee measures to realize the development mode of Huixiangfu Old-age Real Estate Project,and protects the development of Huixiangfu Old-age Real Estate Project from five aspects:brand building,safety management,system construction,capital protection and risk prevention.For similar enterprises to develop pension projects as a reference.
