Real estate operation cannot be separated from a healthy real estate developing system. Effective system is one of the major factors for a successful real estate company. Project planning bei-nnte the key for a real estate project achieving its goal. This thesis is a systematic research on activities and methodology of real estate developing, based upon author's 10 years experience in real estate market and current situation in Chengdu.Project planning is a process of satisfying consumer's demand effectively and economically by research on demand, desire, and opportunities of a target market. The first part of this article includes definition, activities, meanings, and flow chart of real estate project planning.Marketing research is the other part of this paper, including research on demand and supply curves, macro and microenvironment, price, locations, and competitors. Discipline and methods of market forecasting are illustrated herein, according to factors like scale, period, uncertain factors, and risks of the project.Based on the project ,Suanglan·Jiareyuan , developed by Chengdu Artery Road Construction & Development Corp, the status of real estate's supply and demand is explained, a lot of conditions about real estate are also presented, including macro-environment and microenvironment, price factors, land situation, market competition new product, and new technologies. A multivariate linear regression model is utilized for market research. Using this model the data from market research is analyzed and a quantitative analysis method is proposed.Finally, the time and style of project popularization is discussed. Then, how to avoid period risk and capital risk and the status of Chengdu's land market are summarized.
