Real Estate Project Management

Real estate project management plays a very important role in real estate development enterprises. The preliminary arrangement of real estate developers, such as strategy, market research, feasibility demonstration, economic analysis and the subsequent marketing of real estate developers can be achieved by the ultimate product, which is manufactured through the whole project management processes.This thesis gives dissertation on organization construction, team construction, field control and cost management of real estate project by using project management theory of modern real estate as well as my practical experience and understanding in real estate project management. Also the thesis reveals some viewpoints on the basis of analyzing project management situation of Tianhua Real Estate Company.This thesis is divided into 7 chapters. Chapter 1 not only gives the definition of project, real estate project, project management, and real estate project management, but also points out the research object---real estate project management. Chapter 2 states the organization construction of real estate project. The main content of Chapter 3 is team construction of real estate project. Chapter 4 and Chapter 5 refer to field control and cost management respectively. Chapter 6 discusses the subsequent appraisal of real estate project. Chapter 7 is case-study of Tianhua Real Estate Company.The key parts of this thesis are Chapter 3 and Chapter 5. Chapter 3 mentions the construction of "big project team", which includes developer, supervisor, contractor, supplier and so on. Obviously it differs from the conventional conception of only constructing developer project management team. Also Chapter 3 analyzes the different management means for different project participators at detail. Chapter 5 mainly discusses the cost management in the whole aspects and processes of real estate project management. Based on analyzing the possible causes for excess cost, it gives the practical methods on cost management of project strategy, design, inviting and attending public bidding, material purchase, field construction management, etc.
