In 1992-1993 years, There was the bubbles phenomenon in real-estate in China. It was certain in the initial stage of the developing real-estate. markets.But. real-estate speculation had occurred in the several parts, which led to real-estate false prosperity(this prosperity is the bubbles phenomenon in real-estate in fact.).These behaviors did a great harm to the local economy. Some cities didn't resume after a long time yet.On these conditions, this paper analyzes firstly the cause of the bubbles economy from the basic theory of the bubbles economy by the standardization research methods Secondly, It analyzes the specific mechanism of the bubbles phenomenon in real-estate and the harm of the bubbles phenomenon in real-estate. At the same time, it led the conditions of Chinese bubbles phenomenon in real-estate in the past and present to an conclusion, on the base of which, this paper develops the system offorecasted indices in the bubbles phenomenon in real-estate and analyzes this system quantitatively and qualitatively. Finally, this paper proposes a series of the precaution measures.From the analyzes of the system of forecasted indices in the bubbles phenomenon in real-estate, this paper conducts the following conclusions: the bubbles phenomenon in real-estate really has occurred in the Chinese several parts in the past year. It becomes better than early now, but , we still should carefully observe theconditions of real-estate economy.This paper be hoped can give rise to us enough attention and have a certain reference to the formulation of our country's real-estate policy.
