Study Of The Development Mode Of Shenzhen's Economic Park

Shenzhen, a pearl at the front line of China's reform, has developed from a remote small fishing village to a outstanding modern city in southern China, and has the fastest developing economy among Chinese cities. Economic park has played an important role in Shenzhen's economic development.The essence of development of park is land development, the proper mode of land development is the preconditions of the quick development of park. This paper, starting from the relative concepts of economic park and land development, applying the theory of increasing pole, regional effect-cascade rent of land theory, life cycle theory and public goods theory etc, thoroughly analyses the evolution mechanism of the land development mode of Shenzhen's park and its tendency of development. This paper concludes that the land development mode of Shenzhen's park features debt-backed development,intensive development, rolling development and function-oriented development, and it is the result of the interaction of planning mechanism, market mechanism, and policy mechanism. There are three trends in future's development: the first is the switch from administrational behavior to industrial behavior, the second is from the dominance of industrial development to that of functional development, and the last is the marketization of the park's land trade. In the end, this paper anatomizes an example of the development mode of Shenzhen's Shekou park, proposing the policy suggestions and measures regarding the optimization of the development mode of Shenzhen's economic park.
