The Development And Management Of After-sales Maintenance MIS For Real Estate Company

After-sales maintenance is not only an important part of customer service for real estate but also a vital tache for the quality management systems of real estate. With our county's real estate industry level increasing, the customers are paying more attention to the famous brand of tenement, and also their complains for the quality of tenement are increasing, so after-sales maintenance is gradually being regarded. But now the management level of after-sales maintenance of real estate companies is too behindhand, and especially for there's no feedback mechanism, the new project cannot cut down the quality maladies radically according to the complains. So it is worth to make a deeply study for how to improve and strengthen the management of after-sales maintenance.To set up after-sales maintenance MIS (AMMIS) for real estate company is to realize systematization management for the after-sales maintenance by the means of information systems. AMMIS can resolve the sticking point that the management of our after-sales maintenance has, because it not only improve the efficiency of handling complains, but also can offer the statistics and analysis as an important basis for the leader's decision-making of real estate company.Based on the plenty of references and the on-site investigation, this paper try to discuss the development and management of AMMIS. In this paper the process of developing AMMIS is analyzed according to the reality of the management of after-sales maintenance.Firstly, this paper briefly introduces and analyzes the conditions of information system for Chinese enterprises and real estate industry. It also points out the problem of the management of after-sales maintenance and emphasizes the essentiality of setting up AMMIS.Then, based on the basic theory of MIS, this paper discusses the process of programming and design of AMMIS by ways of structured analysis and structured design. Especially, it optimizes the workflow and dataflow of the management of after-sales maintenance, and it has finished the analysis of general function of the system, of the division and design for the subsystem.At last, this paper has discussed the implement and management of new system, AMMIS.This paper points out the problem of the management of after-sales maintenance and it analyzes the process of developing AMMIS, so in this paper there is some referenced value for setting up AMMIS, for information management of Chinese real estate, for improving and strengthening the management of real estate companies to get famous brand.
