Chengdu Real Estate Market' Analysis And Exploiting Enterprise Countermeasure Research

With the deepening of Chinese reforming, the national economy increasing continuatively and rapidly, real estate is becoming a more important industry in national economy. Real estate is the pillar industry of China and Chengdu City. The investment of housing occupies 26% and 29.34% respectively in social fixed assets gross investment of China and Chengdu; and it is 6%-8% of GDP in China for the past several years. In 2001, the GDP in Chengdu is 149100 million yuan, while real estate occupied 2.43% of GDP. Real estate will play a more and more important role in Chengdu's urban development and promotion of its whole image. At the same time, real estate will contribute more to Chengdu City's key functions of its center of technology, commerce, finance and hut of communication, which is a megalopolis central city in southwest China. From the impacts of Chinese macroeconomy and policy environment, etc. on the development of real estate, this text gives a comprehensive analysis, and from urban process, old city transform and house demand, etc. predicts the development trend and goal of real estate wait for the following 50 years. Besides, this paper put emphasis on supply and demand state of real estate by comparative analysis from different angles, multi-level and many aspects. I have confidence that the realization of the development goal of the real estate will become true in the following dozens of years. And there is abundant reason to think, faced by the historical opportunity of thedevelop-the-west strategy and acceptance to the WTO for our country, the chance of real estate to develop its business is limitless, and it will develop forward like a raging fire. The real estate market of Chengdu faces new challenge and opportunity. According to WTO rule and combining reality, for the problem existing in Chengdu real estate industry, I propose some countermeasure and suggestion. For example, speed up real estate enterprise's transforming of management systems, bring forth new ideas of science and technology, carry out brand strategy, fully utilize strategy resources and key ability ,etc. to support the development of real estate. According to the acquirement of "more strong strength, more excellent function, more beautiful image", the real estate exploiting enterprises should seek the market fruitfully, and increase the product' rate of owning in the real eastate market.
