Real estate resources has become the economic development of our country and the individual is one of the most important resource,real estate occupies the very important part of the real estate,is closely related to our survival interests of property,the rapid development of the real estate market has become the important impetus of the development of market economy in our country.So to ensure the safety of real estate transactions and real estate property rights has become the current needs of the society from all walks of life.On March 1,2015 formally implemented the "provisional regulations on real estate registration,the implementation of the regulations marks to establish a uniform registration of real estate work progress and major strides forward."The interim regulations on real estate registration rules followed issued and implemented,many scholars and media interpretation or prediction,what are the regulation's effect on the real estate market?Also puts forward a lot of problems,such as regulations will reduce prices?If can make efforts to fight corruption more?Whether the next step will be enacted property tax or tax?For professional and personal research direction,this paper focuses on and the part related to real estate in the regulations is discussed in this paper.This article through to the real estate registration related theory in this paper,the first,and analyses the influence of the government and the market rules,through the implementation of the survey regulations after progress and resistance,analyses the condition the implementation of the regulations and the impact on the real estate market for the next step analysis was carried out.In the part of empirical analysis,this paper,taking xi 'an shaanxi province as an example,using the incremental room,with a new stock of second-hand housing loans,financial institutions such as the data about the real estate market,through the model analysis of the published regulations on the secondary market and housing market price influence degree,through the analysis of the effect of the interim regulations on real estate registration,to the influence of xi'an real estate market and how to promote the finally established unified real estate registration system,and achieve the real estate market stable healthy development of the expected purpose of long-term control.Will the interim regulations on real estate registration system in this paper to xi 'an,second-hand house prices,market supply and demand,the tax of real estate tax reform,consumer psychology and the influence of the anti-corruption together,by reference to the development of foreign real estate registration system,studies how to promote the establishment and perfection of unified real estate registration system in our country.If you can set up a perfect real estate registration system,reform the property tax legislation,promote,price regulation and anti-corruption would be a very good matting,is also on the real estate transaction security and effective guarantee of property rights.To the interim regulations on real estate at the same time the effect on the real estate market analysis to explore how to improve and establish the unification real estate registration system,real estate registration information platform,achieve can carry on the long-term to the real estate market regulation,also makes for the healthy development of real estate market in China.
