Although there are too numerous dissertations and reference books to mention individually since the revival of Chinese real estate at the beginning of the 1990s, many of them do not probe all-sided into the whole operational progress of a realty project but only focus on the partial study of some realty projects corporations. Even the books compiled with what some consultant corporations have learned from the actual operation often give people an impression that they are attempting an ineffective solution because the publications shy away from the main forces and strike the weak points for some mercantile intention. It is reported that, in china up to 2002, there are above 30 thousands real estate corporations and ten thousands of hatchers guided by the irrational marketing design means developed from their own experience, which are unilateral for the lack of integrity and rigor. This is what the thesis aims at. The thesis includes three sections: the first expatiates the primary system info of the real estate marketing design consisting of the basic theory of realty industry and marketing design; the second presents the project X and make a feasible report on the basis of the analysis of its microcosmic and macroscopic environment by the means SWOT; the third is a financial analysis and forecast including the use of the funds, the benefits and the risks of theproject.The lemma of the thesis is that real estate marketing design is the prime-time demonstration and design, which is the developer's self-conscious action to adapting to meet with the omni directional demands of the marketing composed by the prime-time marketing" investigation and research, environment analysis, the orientation, establishment and the financial analysis and forecast of the project.The main innovation of this thesis is the establishment and exertion of the theoretic system of the real estate marketing design, by combining the marketing design with the realty project.
