With the rapid economic grouth in china, the development of real estate is increasingly enlivened. People are confronted with the high interests as well as high risk which influences the whole real estate developing activities. Especially under the circumstances of imperfect market of real estate in china, once these risk factors take into effect, some developers may be in great lose, some even stand the edge of bankrupt. Therefore, it is an important task to pay attention to and research risk factors in the development of real estate in china.In this article, the risk factors of the development of real estate are analysed at the developers' angle and analysed with major factors pointed out .It focuses on risk factors in different stages in development ol real estate. On the basis of analysis of those factors, by AHP model the weights of the risk factors of real estate development were worked out . The by applying fuzzy comprehensive living examples, an objective risk degree is worked out, which can be offered to real estate developers as a scientific reference on investment and decision.According to the existing and importance of investing risk of real estate development, the strategies to prevent and control are pointed out in this article, including lighting risk, prevention risk, shifting risk, evading risk, self-keeping risk and taking reserving measures. And at management angle eight concrete measures to prevent and control are put forward.The fact research explains the importance and necessity to be on risk analysis and evaluation.
