Nowadays, such as quality and price of products won't bring new competitive power to enterprise in the vehemence of market competition. Clients are the most important resources in enterprise, while the customer relationship management is a kind of operating notion which regarding the clients as the center. Enterprise excavate and satisfy the clients potential require through satisfy the existing require. It makes the existing customer more loyal to the product and the enterprise. In turn, those loyal customers become the reliable source of profit. Customer is the base of the enterprise's existing and development. The essential of the marketing competition is the customer's contention. If want to acquire the customer reservation and payoff ability, the enterprise need realize the follow goals:Providing correct products and service to correct customer. By right of correct price, correct time and correct channel to satisfy the customer's require and willing. The successful key factor of the company is how to emphasis customer's needs, provide effect management and establish well relationship with customer, make sure customer can obtain higher satisfaction through different contact. Chinese property management industry have been development 20 years, and obtained obvious progress. Operator's management level and people's living condition improved constantly. But, there are many existed problem, such as imbroglio come from property's company and owners often occurred, the customer's satisfaction have lower level, there are malignant competition among operators, etc. This problem resulted in the excellent enterprise can't expand the marketing share, project profit declined constantly and enterprise's core competition strength can't be utilized. Customer relationship management can help property management enterprise to build up the operating strategy of "focus on the customer" and achieve the conversion of "focus on customer serving". Implementing of the customer relationship management can improve the core competition strength of the property management enterprises. Enterprise will foster customer's loyalty through implement customer relationship management.First, thesis based on customer relationship management theory, introduce the concepts And theory, the relationship between customer relationship management and serving Products marketing, and also systemic analyze the relationship between customer loyal, customer reservation and enterprise's competition strength in customer relationship management. Then, thesis systemic analyzed the property management line and actuality of Chongqing marketing using the SWOT and FIVE POWER analytic methods. Basing the Poter's value chain theory, thesis analyzed the property management enterprises value chain and it's characteristic, the property management enterprises profits point and the method of extending the value chain profit.After complement the above analysis, the thesis raised the tactic and implement method of customer relationship management. Finally, through analyzed the AD property management company's actuality, thesis raised the effect and operation flow to building up customer's center running mode in underling of the property management enterprises.
