Ten years has passed, people remain fresh in their memory the estate bubble occurred in Hai-nan and Hee-haw. The estate bubble is a phenomenon that occurs in a country, which has insufficient lands to the people. It will bring serious result to economic and society if it occurs. As our country's real estate industry is in the stage of rapid development, the estate bubble economy has attracted more attention than ever.Firstly, this paper is an attempt to discuss the significance of the real estate and its industrial characteristics, the significance of the estate bubble, concerning features, disadvantage and the cause of its formation. Secondly, the typical characters and factors of property bubble are analyzed in Hai-nan Province and Guang-xi Province. Then some measures preventing the real estate bubble are proposed based on above discussion and concerning solutions are suggested aiming at speculative behavior done by real estate purchaser of Wenzhou group.Based on above theory , early-warning system and concerning index of real estate bubble are established, in which coefficient law of efficiency are adopted to judge and prevent the occurrence of real estate bubble in quantitative analysis. At the same time, neural network and Matlab is introduced in early-warning.The introduction of coefficient law of efficiency is feasible and effective .The current of early-warning is adoption neural network in judgment of the estate bubble.
