With the development of the market economy in china, real estate springs up energetically as the commodity instead of product producing and circulating. As a result, the volume of demand for the market appraisal is increasing day by day, In such a background, it is of very obvious practical significance and high value of research to apply influence diagrams theory to the field of real estate appraisal, to choose scientific appraisal pattern, to establish a system of real estate appraisal in order to assist appraisers in their appraising work.This dissertation, on the basis of analyzing the present study on the theories and methods of the real estate appraisal at home and abroad, applies the influence diagrams to this field considering the complexity and uncertainty of varies factors influencing the appraisal the advantages of the influence diagrams in calculating the faint simulation quantity and the ability of the influence diagrams in dealing with to settle problems emerging in the process of the real estate appraisal. Through constructing the model of the influence diagrams, the price of the real estate and its influencing factors are established. The models utilized, the real estate appraisal may be carried through in a more scientific and direct way. In this manner, this dissertation provides a new method for the real estate appraisal.
