According to the problem from operating at the real estate price of our country and " double shortage "situation that the real estate market to face, combining the specific history ,culture and policy background of our country real estate market, the thesis puts forward the concept of the broad sense function which influence the real estate price and established the system of broad sense function on the basis of analysing the theory of the real estate price and the principle of value engineering. This concept contains each factor influencing on the real estate price , clarifies the fuzzy understanding of the real estate function, and solves the limitation of "location highest" theory when it is applied in the real estate market of our country .Have done careful studying on the relation between it and real estate price from the visual angle of the function ,this thesis offered a new angle for research of the real estate price and real estate market analysis. Meanwhile, the thesis puts forward individual effect and group's effect concept that the broad sense function affect to price. The thesis discussed these two kinds of effects, assuming that the real estate price does not merely receive the influence of the independent function individually, but also exert an influence from the interaction between each function because the characteristic of the multi-level data structure that the real estate market have, and there is difference on size and direction in this kind of effect. Finally, combining the data of the real estate market of Xi'an , and using multi-layer analytical method ,HLM software, AHP approach and fuzzy comprehensive appraisal method ,it set up the analysis models of the function -price's individual effects and group's effect quantitativly. This model verified the exactness of qualitative analysis by quantitative method and provide the concrete number which meet on the relation between broad sense function and price of Xi'an real estate market.This thesis analysed and proved the influence that the broad sense function impacted on real estate price from qualitative and quantitative respect . Through the study on the above problems, the thesis offered a comparatively novel angle to the real estate developer,government's administrative department and theory researcher of real estate, and provided a set of comparatively systematic quantitative analytical method, which enrich the study on mathematics method of the real estate price. As to the scientific and professional research of real estate price and diversification of analytical method of real estate market study, it have certain theory and actual meaning . |
