Since the formation of the real estate market,the commercial residence in Beijing has experiencedunprecedented changes. There used to be a severe shortage in supply. Now residents see a well off livingstandard. While the real estate industry is walking to free market system, serious problems are still obvious,such as, a large number of unsold residence building unappealing to market demand, and inappropriate practiceand approach prevailing in real estate market. In this sense, it's important to analyze the development ofcontemporary commercial residence in Beijing from both the architecture and market respective.First, the thesis carry out a preliminary analysis on the progress of real estate market and the major marketfactors affecting products on architecture. Second, further elaboration is made upon the influence of marketfactors on architecture products in well-accepted three categories. Last, based on the prediction of futureresidence products, the thesis summarizes the overall development of commercial residence in Beijing.
