At first, this thesis puts its emphasis on setting forth the necessity of the research on real estate appraisal, the present situation of both domestic and overseas research, and the composition and influence factors of real estate price. Especially after the reforming of land system & housing system, the real estate market had changed greatly. The function of traditional factors on price is weakening.
