This thesis .first introduces the circumstance of real estate .real estate profession .real estate market .and real estate appraisal .then .puts forward a new method of real estate appraisal-separating method on the base of thoroughly and attentively studying for every theories and methods that have been existing at present .This new method separates housing from land estate .evaluates every value dependently .then draws the real estate value from adding the housing value to the land estate value .In the course of appraisal .starting from intension and essence of land-value .this thesis applies analytic hierarchy method to land classification and graduation .Under impersonality fact ,the thesis evaluates land-value following the basic rule of market economics rigidly ,and applies analytic hierarchy method to confirmation of house new degree .makes whole valuation process more scientific .valuation result more precise.
