At present, the competition become stronger than before in the market . Whether the produce can orient correctly or not decide the survival and development of the produce and the enterprise, it' s special obviously situation in the dwelling commercial houses market. .The erroneous marketing orientation will lead to unmarketable. Today because the city building in our country speeds up quickly, the dwelling commercial, houses have become consumption hotspots all long .More and more items of the dwelling commercial houses are being planning to do or have been done. How to build a good set of the marketing orient appraising index according to different consumers 'needs .How to realize correct marketing orientation of the item in order to meet market and developer own benefit. It has become the common problem in which many the real estate companies and local government are interested. The aim to write the paper is just to try to establish a set of analysis model .1ike this, with which it can offer good references for the correctmarketing orientation in the enterprise.In the article, the writer made out some marketing orientation theories . After the paper summarized and reviewed marketing orientation ways which were applied in the dwelling commercial houses market, the writer integrated complex indexes which include consumption needs., environmental quality appraisement in the dwelling community and the consumer satisfaction analysis . The writer tried to establish a new set of consumption orientation analysis model for .the dwelling commercial houses (COMH) according to consumption of consumer. The writer used COMH to analyze the orientation of "guojimingcheng" , and drew a conclusion. Next, the paper pointed out the weak points and the concealing risks in the layout design of "guojimingcheng" which are caused by the undefined marketing orientation. Finally the writer put forward some ideas or advice .
