As a fundamental and backbone industry, the real estate industry plays a very important role in the economy of our country. It promotes the development of many other industries and improves the employment situation. The problem of real estate has great effect on the national welfare and the people's livelihood. As a result, it has become a hot issue in all circles of our society. However, there are several problems in the real estate market of our country, such as virtual high price of houses, too fast investment, low market concentration, high vacancy rates of new houses. All of these problems affect the normal development of real estate market seriously.This paper takes the Chinese real estate administration as the breakthrough point. It makes a collection and analysis of the main impact factors of Chinese real estate market development. First, it describes the present situation of the Chinese real estate industry from the aspect of land, transactions, price, tax and comparisons with foreign systems. Secondly, this paper makes an analysis of the cause of the present situation quantitatively and qualitatively. What's more, it analyses the effect of government law and regulations in real estate regulation processes. Finally, based on the existing research results, it puts forward several policy suggestions for the development of real estate industry.
