| China is pressing along with urbanization , housing reform and industrialiaz -ation. This offers development opportunity for real estate industry and real estate industry has become investment hot and important part of the tertiary industry. But with the characteristics of unenough information, strong locale , product heterogeniousity and land propriety monopoly, real estate investors also face high risk. So real estate investment analysis is given much importance to by investors.This thesis firstly introduces investment project's technological economic appraisal theory and methods. After the systematic analysis of real estate investment's characteristics and research on real estate investment technological economic appraisal indices, this thesis proposes a real estate investment technological economic appraisal index system and constructs a spreadsheet analysis model. Secondly with Fenghua Garden Phase 2 Project being the object, this thesis uses the above-mentioned system and model to make a empirical analysis and proves the system and model's effectiveness and operationability in the real estate investment project.
