Real property management is a novel profession in China. Meanwhile, it is also a very complicated, comprehensive profession. How to develop the real property management smoothly and regularly under the special social and economic circumstance in current China, is a severe project, which should be solved urgently. Recently, researchers have done a lot of studies on the real property management systems. They cited and engaged many mature methods from abroad and drew quite a few successful experiences. However, many of these studied addressed the practical and operational aspects and only a few focused on the basic theories. We were of the opinion that more effort should be made to study the basic theories of real property management. Thus not only the status and function of real property management may receive a deep understanding, but also theoretical answers can be given for the practical problems during the development of real property management. In fact, any practical breakthrough of reforms depends above all on the breakthrough of theory. The same is with real property management.The highlight of this thesis was to solve the problems related to real property right and management using the principles of the institutional economics and provide appropriate resolutions. The body of this thesis was divided into three chapters. The first chapter is a summary about the development of current real property right and management with the focus on the problems related to the real property management. In the second chapter, the problems in the real property right and management were analyzed, which was the key point of this thesis. Firstly, we introduced the basic concepts of the principles of the institutional economics. And then we probed into the relationship between real property management and proprietors' commission, the developers, governing administrative departments as well as the professional society. In the third chapter, we brought up some detail resolutions of the problems in the real property right and management. In conclusion, this thesis figured out quite a few problems through the appearances of real property management, analyzed them with the principles of the institutional economics and provided the resolutions of them.
