| This thesis proposes to research the perfect of the mechanisms of economically affordable housing with the relevant theories, wholly based on the current relative regularities and rules. To properly resolve the existing problems in the mechanisms of the economically affordable housing, the author addresses suggestions based on the analysis. This paper includes five sections to demonstrate the points.Section 1: General introduction of mechanisms of the economically affordable housing. Firstly, it clearly illustrates the notions of economically affordable housing and the property rights of economically affordable housing. The economically affordable housing is the apartments (including new houses and exist houses) that are bought by middle or low income families and enjoyed the property right under the management of government and also this is aimed at to protect the rights of these middle or low income families. And in this section, author also considers the history and development of mechanisms of the economically affordable housing. Finally, the author makes a response to the dispute whether the economically affordable housing should be abolished.Section 2: Analyze the present situation of the economically affordable housing and the focus is property rights. It discusses the property rights of corporation building, funds-raising building and cooperative building.Section 3: The problems of the mechanisms of the economically affordable housing. The author points out the seriously negative impacts to the economically affordable housing of these problems, such as too wide guarantee, and obscure property right, manage chaos, backward legal system and so on.Section 4: Combining with the problems, the author puts forward three suggestions to perfect the economically affordable housing. We should make property rights clear and enlarge government responsibility. Government should take powerful measures to consummate the economically affordable housing as well as to perfect the legal system.
