The team, in which the author of this paper playing a major role, was entrusted by the Institution of Urban Planning in Chengdu and Shahe River ltd. For resolving the following difficulties, including how to raise the price of the land of the Sima Bridge Area to offset the lose caused by the higher cost of requisition and how to effectively use the precious resource of land responding the commands of central government for controlling the abuse of land, it is maybe the first time to introduce the theories and technologies of marketing into the process of selling of land in Chengdu, so the results of the project is important for the development and improvement of the land market in Chengdu.In the process of operation, We uphold the essential viewpoint the ultimate objective of land marketing is to obtain the maximal sale value for owner and to optimize the city function and to improve the management level of city for government so that promoting the development of city, in order to practice the objective, it is important to improve the operation on the process of both planning and marketing.In order to carry out the objective of land marketing, we employ the theories and models of marketing, of economical geography, of city planning and of city management to formulate some new models of land marketing, by which we have analyzed the value of the land, based on the result, the best way of use been found. We also made a brief marketing proposal with our profound insight of the land to the ownerfor continuing the following processes. All of the achievements would to be the strong cornerstone for obtaining the success of planning and auction of the land.
