The post-evaluation of commercial real estate project is to make investigations in previous work, project construction, and the management and administrative situation after the construction. etc. Thus the judgement can be made about the disparity between the actual conditions of the project and the planned goal to ascertain whether the project is accurate or not, find out the reason for the deviation, summarize the experience and lessons , pass the effective information feedback in time, make feasible countermeasure and measure to the current situation of the project. All the above efforts can help perfect the project plan , project implementation and management , supervision of the project and management and administration . Thus the benefit of investment can be improved. Project post-evaluation originates in the 1930s. America has put into construction with a huge national budget in the planning of " a war against poverty " in the 1960s, which led to further development of the project. Though project post-evaluation starts late in our country, people gradually pay attention to it, especially after the practice of reform and opening-up over the past 20 years, during which time abundant experience has been accumulated. Now we have formed the appraisal method with characteristic of national conditions of our country which has been already brought into normal project hypervisor. There are many domestic and international theories about project post-evaluation, but almost few aiming at post-evaluation of commercial real estate. Such a condition is a challenge for me to compose the thesis, yet a chance as well. Combining the relevant knowledge of the general post-evaluation theory through the in-depth analysis of the commercial real estate characteristics, great efforts are made to fulfill this thesis of certain creativity. Based on the commercial real estate characteristics and commercial real estate content and its current situation of domestic and international study, the thesis has introduced the post-evaluation content, mechanism and method. combined with the project instance of commercial real estate, the thesis studied each phases and various contents of post evaluation, such as the decision–making of commercial project, planning and design, project construction, sale promotion and investment condition, project operation, project benefit, project influence. With the combination of theory and practice ,demonstration analyses and investigation and prediction of project , the thesis carried out the development of commercial real estate project theory , providing not only the systematic theory backing for the reader to master commercial project post-evaluation reach , but the flexible using method in practical operation.
