With joining WTO, Beijing successfully applying for conducting the Olympic Games in 2008, Shanghai successfully applying for holding the World Expo in 2010, the economy of China continues to develop stably ,and good news such as country's guiding in the expansion to need has positively and greatly heightened investor's investment confidence. The investment of commercial real-estate becomes a hotspot. However, people are not familiar to various transactions in which commercial real-estate transaction disperses. Because people's cognitive extension to commercial real-estate and investment value is still lower, research analysis of commercial real-estate's concept, value forming, change rule, location selecting, benefit analysis, risk guarding and so on are lacked. How to use the construction fun to make the project complete successfully and operate normally, and how to adopt the suitable management mode in the commercial real-estate investment operation to bring the profit, have become the important topic in front of the project investors and the decision-makers. Therefore, regarding commercial real-estate development project, it is necessary to carry out the project post-evaluation, summarize the experience to reduce the repetition appearance of the identical question, enhance the level of development construction and the management operation, and build up the international competitive power of commercial real-estate enterprises.There are so many domestic and foreign monographs about project post-evaluation, but hardly anyone monograph about commercial real-estate post-evaluation. Commercial real-estate is different from general construction project because it has its own unique characteristics, such as its layout, sectors distribution, investment, project operations and so on.Firstly, this thesis introduces the Current Situation and development of the current domestic and foreign project post-evaluation theory. According to the characteristics of commercial real-estate, the definition, characteristics and meaning of the commercial real-estate post-evaluation are put forward tentatively.Then, in terms of the whole benefit, effect and influence of project's operation after completing commercial real-estate, its content and procedure are introduced. Conforming to the principles of setting the index system of post-evaluation, according to the content of commercial real-estate project, its post-evaluation index system is built up.Because the commercial real estate project has its specialization, it is certainly limited in the selection of evaluation methods, and these methods have defects. Usually, some methods are adopted to post-evaluate synthetically.This thesis mainly introduces AHP and Fuzzy Comprehensive evaluation Method.Finally, three major problems of commercial real-estate project post-evaluation which should pay attention are proposed, land obtaining, the management pattern and the social feedback question.
