Design Management And Research Of Cost Control Method In The Design Stage

Design is the only way to transform decisions and ideas into realities, and it is also the economic and technical documents to guide the construction of the project. From the aspect of the cost control, the design phase is the crucial stage for the cost control of the whole project. The scale and standard of the construction project and total investment is determined during the design phase. According to some studies, 75%～90%of the total investment is determined by the design of the project. So, after the decision of the project, the crucial phase of cost control is the design stage. With the fast development of the real estate industry, the industry has become the main growing pole of national economy. For example, the investment on the real estate of Chongqing city is up to 39.3billions yuan in 2004 which indicates that an increasing of about 19.9 percent as compared with the number of last year. Among the total investment, the share of housing takes up over 70%. But there are still many problems in the projects. The most serious problem is that the cost is out of control is common phenomenon in the investments. The main reason of this phenomenon is due to the ineffective management of design phase and the lack of study on the cost control mechanism and methods during the design stage. In this dissertation, the features and methods of design management are elaborated and analysed. The author intend to identify the key elements which influence the cost of the construction project and employ the cost control methods and procedure on the design management in order to improve the investment effect. The main content of this dissertation including below: 1) Elaborating the theory and methods of design management of construction project; 2) Analyzing the existed methods of cost control and clarify how to apply such methods by case study; The author put forward his own ideas on improving the methods of cost control.
