With the competition of the real estate market gradually entered the white-hot phase.The cost control of real estate development has become one of the decisive factors that determine the success or failure of the project or even the survival of the real estate enterprise.On the one hand,because of the continuing heat of the real estate market,the soil prices are climbing,land prices even higher than house prices,flour than bread situation;On the other hand,labor costs and raw material prices are soaring,coupled with the country's tightening of macro-control policies,major cities have introduced restrictions on buying,lending and other measures to strictly control house prices.Real estate enterprises used to rely on the scale development effect and fast production and sales model is not sustainable.In this environment,cost control is increasingly important,but cost control itself is a very complex process.The factors that influence the cost control of real estate also exist in every aspect.From the early stage of project planning,the proposed programme budget to the design of construction drawings and the later stage of construction,the cost of the project construction is large or small.This paper expounds the process and content of real estate project development.Based on the experience of cost control at home and abroad,it is concluded that the project stage is an important decisive factor in cost control of real estate.Based on the comparison and analysis of the factors affecting the cost of the design phase,this paper puts forward the scientific means and methods of optimizing the cost control of the construction plan.Taking ChangSheng sun city of WuHu as an example,combining the method and means of cost control in the engineering design stage,the most reasonable scheme is determined from the alternative scheme and the third party is introduced to optimize.To keep costs within reasonable limits.The purpose of this paper is to draw attention to the cost control of the design stage by all the practitioners of real estate project development.On the other hand,the method and experience summarized in this paper can provide scientific guidance and method for cost control in design stage,and thus provide technical support for saving cost and improving competitiveness.
