Residence is not only human's basic requirement, but also city's basic function. The housing and living spatial pattern in cities, which is the important visual to recognize cities and their spatial structure, deeply reflects the society economy conditions. With the market economy system being increasingly perfected, the push of the housing system reforms and the paths of the urban housing development being widen day by day, various new residential sub-district continuously emerge in large numbers. The urban residential style in Xi'an takes on the traits of diversified development, the phenomenon of urban residential space segregation is becoming easier to be perceived.The location theories analyze the residential space forms from varied aspects, such as land use, labor migration, family incomes and commuter cost, family life -cycle and the human's behavior of selecting the residence; The Hedonic Price Model (HPM), which is based on the relationship between the housing characters and housing price characters, sets up the regressive model of housing price. This paper analyses the spatial segregation of housing price on the basis of the location theory and builds a relational model between the housing characters and housing prices using the Hedonic Price Model (HPM), then explains what makes the housing price space segregation appear in Xi'an.This article collects plenty of data of house sale price and house characters on the basis of housing market investigation in Xi'an. There are two major results: one is drawing the chart of house price contours in Xi'an applying the GIS technology, which reveals the distributed regularity of house price in Xi'an; another is building the Price-characters Regression Model. We conclude the main house characters imposed on the price and their spatial distributed characteristic by this model, and also reveal the reasons and powers which lead to the spatial distribution of house price.It is a new field of residential space analysis to study residential space segregation from the point of view of house characters, which provides quantitative analysis method, enriches and develops the study on location theory, and which has some practical guiding significance towards urban planning, real estate development and purchasing house.
