With the advancing of the urbanization process and the deepening of the housereform, the city housing industry is developing rapidly. The city living structurepresents diversified development trends, and the spatial segregation of residenceprices is becoming more evident. The spatial segregation is a kind of unevendistribution phenomenon that a certain element shows in the space, which is obviousand with some regulation. The spatial segregation of city housing prices reflects socialand economic development’s differences in the urban region, which is verysignificance to understanding and planning urban development. On the basis of theformer researches, the author studies on the spatial segregation mechanism of cityresidence prices and deep-rooted reasons of the spatial segregation from the spatialdimen(1s)io Tnh, ein caluutdhionrg s:tudies on the hedonic price theory deeply and summarizes theresearch process of housing prices at home and abroad. This paper combines thehedonic price model with Kriging interpolation method and GIS spatial analysis,putting forward a method which can be used to study on the characteristics andformation mechanism of city residence prices spatial segregation scientifically.(2) Build the index system of the residential hedonic price model based on theactual situation of Yantai. Get the attribute data of the residential sample pointsthrough the Internet, field surveys and government departments providing. Gain thespatial data of the residential sample points by ArcMap. Screen and integrate data asrequired carefully.(3) Set up the Geodatabase of Yantai basic information, finish the vectorizationof the data and draw the basic layers. Then, according to the Kriging interpolationmethod, simulate the housing price forecast picture and complete the housing pricescontour map and3D effect picture. On these grounds, summarize the spatialsegregation characteristics of Yantai housing prices and analyze the causes ofsegregation preliminarily.(4) On the basis of the influence degree of the housing characteristics, quantifythe index of the hedonic price model by GIS spatial analysis. Use SPSS statisticalanalysis software to complete the hedonic price model parameters estimation, classify the residential characteristics and find out elements those make great impact onhousing prices. Determine the direct causes of spatial segregation and further discussthe motivation of differentiation.Via the contour map and the three-dimensional effect diagram of city residenceprices, the overall trend of Yantai housing prices is decreasing obviously from theeastern coastal areas to the interior. But the decreasing trend is not continuous, insome economic prosperous or scenic areas, high residence prices show up. Analyzingthe results of the hedonic price model, there are nine main reasons resulting in thisform of residence prices spatial segregation, which are distance from the shoreline,the number of bus lines, scenery spots impact, decoration, building area, residentialnatural environment, building type, hospital influence, and the impact of governmentand business district. However, residential characteristics are only the media thatcauses the formation of spatial differentiation. Deep-rooted reasons are historicalpattern, social change, government action, industry development and so on. Thehistorical pattern has laid the basis of housing prices spatial differentiation, the socialchange is accelerating the spread of it, the government action guides the developingdirection of it, and changes of the real estate industry are promoting the evolution of it...
