Emphasis of urban construction in China has been transformed from rapid expansion to sustainable development model. Compared to new ones, old cities have many disadvantages, such as the construction speed and scale, quality of environmental function, application of advanced technology, the development of corresponding communities and so on. All these degenerate the residential environment in the old cities, leading to some profound social problems, like the polarization in the communities and etc. System dynamics is a branch theory in the sciences of system and management used to research on and solve the systemic problems. This paper, thus on the base of this important theory, together with the theories of entropy and sustainable development of residential areas in old cities, proposes the sustainable renewal system of residential areas in old city, and the system entropy increasing principle and mathematic model of development as well. Furthermore, by using the simulation method, we have carried on the simulation experiments to the real society and economics. Firstly, we argue on the characteristics, actuality, the research purpose and meaning of the residential area renewal in old cities of China. And the basic theory framework of the research and methods and brief introduction to this field has been showed. Secondly, with the dynamic mechanism research in the residential areas in old cities as the basis, the comprehensive interaction among the forces of economic, society, environment, and culture is thoroughly studied. Afterwards,we establish the sustainable renewal system of the residential areas in old cities and as well as the system entropy increasing principle, sustainable development objective function and sustainable renewal improvement mechanism for the old cities. Combined with system dynamics, we use the professional simulation software VENSIM to simulate on polices of residential area renewal, taking Jiang'an District of Wuhan city as an example. We analyze the comparing results of the simulation and get the conclusion and advice to residential area renewal system policies in Jiang'an District of Wuhan city at last.
