| With the gradual establishment of socialistic market economy system and the more and more flourish of the real estate market, it has become an important question that strengthening the researches and guidance and management of real estate price. In view of the fact, the theoretic and positive study on real estate price are made in this paper, in order to reveal the relation between the real estate price of our country and its relative influence factors of late years, which can offer support and help for guiding the development of real estate industry, and can improve its economy running efficiency too.On the basis of documents research and the Chinese peculiar real estate market survey, and under the guidance of Marxism value and price theory, this paper discusses the concept and component of real estate price system. Otherwise the study discriminates several main price forms and defines the concept of real estate price which we will discuss and analyses the two formation mechanisms of real estate price. Through the analysis of the components of the price of urban housing and the affection factors of real estate price, we can draw a conclusion, that is, the supply price of urban housing can only be determined in term of cost, but the actual price is affected by multiple factors. Above—mentioned study reveals that the real estate market is a system, which is affected and restricted by manifold factors, so we should hold the real estate price running rule from the whole angle. And then on both theoretical side and empirical side, the affection that four chief dynamical factors including supply and demand relation of real estate, exploitation cost, business loan rate and family's annual income affecting real estate price is analyzed in this paper. Based on the formation mechanism of real estate price, this paper analyzes its change mechanism. Learning from Cobb-Dauglas production function, we can set up the mathematics model of the relation between real estate price and its main influence factors. And through the positive analysis of the price of urban housing in China, the study infers the affection degree and the affection direction of several main factors that affect the price of urban housing of our country. Finallyaccording to the realistic need of real estate market of our country, some suggestions about how to develop the price of urban housing in China are made.The study enriches the theory and ways of real estate price research, and provides the foundation to the government for reference in doing the effective macro modulation and regulation, and hence leading the housing markets to develop along the direction of health and consistent progress. |
