The Real Estate Project Feasible Research And Enterprises Sustainable Developing Strategy

The investment in real estate is high risk and high benefit. In China, real estate has played an important role in nation's economics more than twenty years. But there are a lot of things in this area need to be improved, especially in enterprises strategic management and project feasible research.This thesis mainly studies the joint viewpoint of real estate enterprises strategic management and project feasible research. First, analyses the theory of strategic management. In this section, analyzed the enterprise strategic management environment, pointed out that real estate enterprises meet a great opportunity of development at basis of economy of our country improved quickly and people anticipate of high level livings. But because of the entrance barrier of this business being low, the enterprises in other area are easy to enter this business and competition is intensive. By joining WTO, china became a part of the international markets. In order to get stable development and advantage of competition, real estate enterprises should built up the sense of developing abilities, and built up core abilities rapidly, including market innovation, system innovation and technology innovation. And through it make out the strategy suitable to the resources of the company, the core abilities will be built up. Here we use SWOT matrix to analyze the internal and external environment of the real estate enterprises and project. The main strategies for real estate enterprises are normal strategy and developing strategy .The enterprises should found suitable strategy according to the special strategy circumstance of the company.Secondly, the thesis analyzed the theory of project feasible research. Nowadays, there are some problems in the real estate market of our country, which have the relationship with the real estate enterprises ignored the feasible research before making decision. The feasible research is an important step in decision analysis of real estate exploitation. It is the important basis of the investment decision of real estate exploitation project. Through analysis and argument all round, comparing and evaluating every exploitation plan, it is guaranteed the technical feasibility, allowedby environment, economical rationality, and remarkable economical benefit. During the real estate exploitation, to improve the feasible research can reduce the blindness of investment decision, make the real estate market developing healthily and becoming perfect constantly.At the last part of the thesis we joined these two theories, analyzed the basic formula and some questions that should be attention in the project feasible research based on the enterprise sustainable developing strategy.
