2011is the first year of our twelve five program being carried out, which still the keyyear of the transformation development of real estate. A series of real estate regulatemeasures have been coming out since the state eight of the beginning of this year, whichare more extensive in confines, stronger in pertinence and greater in efforts. Great changestake places in such policy circumstance.1st, our government enhances the macro-control torefrain speculation demand, meanwhile increasing the power of indemnificatory housingconstruction which bring the obvious alternation of relation of market supply and demand.2nd, production elements market changes: due to the reduction in liquidity and increase offinancing difficulty, land is supplied for indemnificatory housing in priority, which meansthe more intensive the competition of Bid-inviting, auction, listing is, which also meansthe time of achieving high profit through land appreciation has passed. On the other hand,change occurs in people’s housing consumption value. Proper designed medium orsemi-medium houses with complete function, improved quality and settings as well asacceptable price are popular among the consumers. And the demand of leasing consumptionis increasing now. In this background, the enterprises of real estate development aresupposed to adjust developing strategy, transform developing method and expresscompetitive edge, otherwise they will be obsoleted by market.The writer makes a deep analysis based on GX’s macro-background, developingsituation and the challenge and defines long-term mentality strategic.By using strategy, business brand, risk, comprehensive budget, human resourcemanagement theory and core competence theory, this article makes analysis andprogramming according to GX’s macro-background, developing situation and the challenge. At present GX should adopt the method of focal differentiation strategy combined withcosting strategy. And company should locate the development mode to regular housingconstruction, especially in indemnificatory housing, and explore real estate of hotel, tourismand commercial use. Then constant, stable, healthy development is guaranteed byimproving the organization structure and the measures according to the strategy.
