With the great development of economy and society, and the promotion of regional economic activities, we have made a rapidly progress in the urbanization in China. It is a great opportunity for the real estate industry in China, because the increase of the urban population demands on more house and corresponding service system. Real estate industry is becoming the pillar industry.In estate market, price indices are important information for investors, consumers and the governments. Concerned this paper reviews some drafting theories on price indices of estate in foreign countries, then taking"China Index" and"National Index" as examples, analyzes the drawbacks existing in current drafting methods of price indices in our country, and finally poses some suggestions for improvement.To be different from the industry in perfect competitive market, the real estate development enterprises in regional monopoly market face with one downward slope demand curve. At this time, real estate development enterprises is the 'price-setter', not the 'price-acceptant', and how to make the 'appropriate price' to maximize its interests become one of the most important action decisionWhen our real estate development enterprises on the basis of stronger market forces, through monopolistic pricing, price discrimination and pick-up sale, increase its extra monopolistic profit, seize part of the consumer's plus. Therefore, it should be regulation.Real estate industry has the pull effect for the economy. It is considered to select the pricing objective, confirm the pricing methods, determine market positioning and price trend .Since many enterprises just seek the maximum profit, it is also the objective for real estate enterprises.In this paper, the author adopts the method of comparative study, and integrates qualitative analysis with quantitative analysis, empirical research with theoretical research. Many productions of specialists and researchers are taken into account. Basing on many facts and data, Pricing theory and approach of Large-scale Real Estate Project are studied.The followings are the four main part of this paper:Firstly, from monopolistic pricing, price discrimination and pick-up sale, of the real estate development enterprises, the author analyses the pricing of the real estate development enterprises in our countrySecondly, the author analyses the affected factors of the pricing of the real estate development enterprisesThirdly, based price characteristic, pricing aim, pricing program, pricing factor, competitive price and market comparison approach on competitive price of the real estate development enterprises, analyzing the pricing tactics of the real estate development enterprises.Finally, the proper approaches of sustainable of real estate industry are analyzed basing on the pricing tactics and pricing approaches of a certain project.
