In terms of project management, this paper studies sale pricing and the whole process from market survey to market orientation, furthermore to sale pricing. There are four chapters in the paper. Chapter three . e. t .Case study: The study of real estate project of Xingfu Bridge is the key point of this thesis. Market survey, market orientation and sale pricing are mainly researched in the project of FuLeKang city. Through to demand and supply of market survey in Changsha, it can be draw that the price of commodity apartment of Changsha rises steadily; Peripheral resident' s situation of this project, the demanding analysis on potential group of consumption and the analysis of peripheral building, orients the detailed firsthand materials of preparation for this project; Adapted to the locking of goal consumers, SWOT analysis, it makes a reservation accurately for the project; Through the planning , design and implementation of the project, project's orientation can be guaranteed to accomplish; Connected with the market again before the opening quotation, the project that entered the market smoothly can be guaranteed; The task of fixing price will be set by the strategic objective of the company in accordance with the market situation at that time; The lowest affording prices can be set through the cost analysis of the project; By using the quantitative pricing, which comparing with other real estate projects, the average price of Xingfu Bridge project can be calculated out. To carry on the statistical analysis of the registration customer of the project, it can be confirmed the selling price of the project; Adopted the opening quotation of the low price and make the high sales tactics, the pricing goal of the company can be realized by the skill of the market in accordance with the price readjusting. At last , we perfectly achieved the anticipate targets of the company.It mainly adopts a method of combining the theory with the case research, and carries on research to fix the price of commercial residential building with the qualitative analytical and quantitative analytical method.The structure of the article divides into four chapters.
