| Since the 1990s', China has entered a fast era of the urbanization, the urban population scale, the land scale for construction unceasingly expanded, social economy has been of unprecedented prosperity, thus causes the city land investment to increase, city land scarce enhances. At the same time, the city land paid system has been gradually established, accompanied with the development and consummation of the city land market. In this process, the value of China's city land presents an irreversible growth tendency.This article unifies the method of the theory exploration and the real diagnosis research. Synthesizes the city geography, urban economics, land economic and other related theories;investigates land increment in the urbanized process, and unified the reality of Changchun city to carry on the real diagnosis analysis. This article including four main parts:The first part is for the annotation to the basic concept, which is the foundation of this article. The city land increment refers to: in the urbanized process, with the social economy development and the land quality improvement, the land income obtains unceasingly increases in the land utilization process, its economical quintessence is the land rent increment and the soil capital enhance, and its direct-viewing manifestation is the land price rise. At the same time, analyzes the regularity which the city land rises in value: In the system of market economy, along with the phenomenon of land scarce gradually serious and the land investment increase, the trend which the land rises in value seems inevitable;This is also the irreversible general tendency to the land price grows. And draws the conclusion that land increment representing characteristics such as whole independent coexisting , radiation , unreversed ,etc.The second Part gives the theory basic of this article, summarizes the theory basic of urban land increment in the process of urbanization, including: urbanization theory, location theory, urban spatial structure theory, land rent theory.The third part is about the formation mechanism for the land investment during the urbanized process, which is the key point of this topic, and the author tries to makes every effort to make innovation in this place though always beset with difficulties. Comprehensively analyzes the city land price influence factors, which can be divided into the macroscopic factor, center view factor and the microscopic factor, according to there relations with the land and the influence scope.
