Housing industry modernization, as the new development direction of China’s real estate construction, has solved the four main problems in the traditional construction industry of high consumption, environmental pollution, material waste and low efficiency (commonly known as ’3 tall & 1 low’), which meets the development requirement of the low carbon construction. However, after nearly 20 years of development, housing industry in our country has made certain achievements but not significantly, the development speed of which is obviously slower than real estate’s. The trend is influential by complicated environment elements including economical, technical and policy elements, and one of the most important reasons is that the number of residential industrialization bases in our country is inadequate. Hence the large-scale production and the promotion of unified module specification are infeasible. Under such circumstance, to choose the locations for residential industrialization bases scientifically and effectively is of great significance to their construction and operation, which is also beneficial to the development of housing industrialization.At present, the research on the residential industrialization bases is rare at home and abroad, and the academic achievements for them are even less. In this paper, the domestic and foreign research achievements in the field of housing industrialization are systematically summarized, and the research on location problems based on GIS is also conducted. On such basis, a research approach and technical route are proposed based on the GIS and Fuzzy-AHP theory in researching the location problems of residential industrialization bases in China. In the theoretical phase of this research, the influence factors and principles of location selection are firstly introduced, as well as three classical location selection problems:p-mid-value problem, the range of covering, and p-central problem including the according solutions. Secondly the traits and according application steps of the analytic hierarchy process (AHP) and fuzzy comprehensive evaluation method are described explicitly. At last the paper mainly introduces the components and general functions of GIS and then explains the functions of data processing and spatial analysis on location selection. The traits and function of SuperMap6R software are expounded, as well as the secondary development technology of SuperMap Objects based on C# assembly language.Two of the important purposes in this thesis are to establish a unified index system to evaluate the practicability of residential industrialization base and build according location selection model base on GIS. At first the development of housing industrialization and the residential industrialization base are introduced, drawing lessons from the other successful cases of location selections and considering the selection principles of housing industrialization, the index system of residential industrialization base selection is built and depicted in details. Then on the basis of the mid-value model, with the help of GIS to establish and optimize the residential industrialization base location model and use its buffer analysis and overlay analysis functions to find the solution. In order to confirm the index system and the availability of site selection model, a case of residential industrialization base in Dalian City is adopted. In the case study GIS was firstly used to choose the potential sites, then using AHP and fuzzy comprehensive evaluation method to optimize the alternative schemes and find the optimal solution. The method is available and provides the scientific mathematical models and theoretical basis for site selection.
