Research On City Housing Units Valuation Based On Real Estate Appraisal System

As social and economic activities, real estate appraisal has already existed for a long time, but the real sector of the economy is being as a society or the emergence of an industry in China, it takes nearly three decades.After reform and opening up,with the establishment of production factors market, real estate transactions is gradually emerging and becoming more frequent, urgent need to assess market prices in order to achieve both trading transactions and provide the basis for the national collection of taxes.As a part of the real estate assessment system, because the demolition of urban housing demolition compensation directly related to the assessment, has become a hot issue in recent years, the development of economic and social development and the evolution of the urbanization process involves a lot of land acquisition, among which land compensation is particularly prominent.Therefore, this paper reviewed the literature at home and abroad, comparative analysis of domestic and foreign research house demolition evaluation, based on the real estate valuation analysis related to the valuation of urban housing demolition factors, combined with the author's practical work experience to specific cases analysis and evaluation of the problem of urban housing demolition and development proposals in the final and countermeasures are given.
