Research On Development Countermeasures For Industrial Real Estate Mode

Affected by land reserves and macro regulation, real estate development enterprises in China are facing profound transformation, seeking for new sustainable development opportunities. Industrial real estate fully integrates resources, integrating real estate development and urban development together, providing a broad development potential for real estate industry in China, becoming an important strategic trend of transformation for real estate enterprises. How to deal with new development mode is a problem that real estate enterprises carrying out residential real estate or commercial real estate business are facing in the process of transformation towards industrial real estate.In the paper, industrial real estate project development and profit making mode is analyzed; four characteristics of industrial real estate are concluded; and development countermeasures are proposed from perspectives of policy interpretation, industrial planning, operating management, and project appreciation, etc.. The paper provides a reference solution for real estate enterprises to reduce project risk and improve profitability in the process of transformation towards industrial real estate. Dalian Industrial Park Project is taken as a case study for testing the development countermeasures in the paper.In the end,3 suggestions are proposed. First, industrial real estate developers should follow a scientific and professional way of development with its own features, avoiding homogeneous over-competition of industrial real estate project. Second, industrial real estate developers should take into account both the economic and social nature of industrial real estate projects. Third, industrial real estate developers should have the brand awareness, start to pay attention to create a professional image in industrial real estate field and continuously improve their management capacity.With the industrial upgrading and development, development trend of industrial real estate in the future deserves continued attention and research.
