At present, the domestic real estate industry is affected by the macro-controland land reserve, many real estate enterprises are facing serious transition, need tofind some way of sustainable development. While the industrial estate will be able tointegrate resources, make the city development, industrial upgrading and real estatedevelopment com., will provide another valuable choice of development model forthe real estate enterprises in China, there have been some real estate enterprises tochoose one of the strategic transformation. Of course, had engaged in traditionalresidential or commercial real estate real estate business or investment companies, inthe transition to industrial estate, is also facing many problems the development modeof new limit.This paper analyzes the development of real estate industry, the profitability ofthe project and hold mode oriented development model, the author summarizes thefour characteristics of industrial estate development model, mainly from theinterpretation of policies, industrial planning, project location and value-added,operations management and other aspects, to the real estate business and put forwardcountermeasures to develop industrial estate; for real estate enterprises to theindustrial estate transition time decreases the risk of project, provides the ideas ofreference to improve the profitability of enterprises. This paper is based on theindustrial estate Hao Hong enterprise development as a case study, through thecomprehensive analysis of the environment and the ho Hong enterprises, so as todetermine the hao Hong industrial real estate project development mode。Industrialreal estate development is not a simple collection, but to the environment, the actualprecision positioning with enterprise. Focused on the combination of industrialagglomeration effect, the implementation of the first phase of the project of precisepositioning, project planning, product design, operation and ManagementCountermeasures of implementation of projects such as the four aspects to carry onthe detailed analysis.
