With the trend of industrial transfer at home and abroad, the industrial park has become animportant opportunity for Chengdu to adjust the industrial structure, achieve industrial upgradingand build the important platform for urbanization. As the acceleration of industrialization andurbanization, the development management and operation of industrial park has beenspecialization and standardization,so thereis forming a fresh field–the industrial real estate.The regional conditions are different, so that the patterns of financing, profiting, operationand other aspects of industrial real estate have kinds of modes.Therefore, how to choose the mostsuitable development mode, to their own conditions,has been the difficulty problems in front oflocal governments.This article attempts to get a comprehensive and Systematic study to Chengdu industrial realestate development model. and identify the most suitable industrial real estate development modefor Chengdu. this article is organized as follows:The first part is an introduction, analysis on the background of the topic, from two aspects ofthe theoretical and practical discussed the topic is necessity,and introduct this research ideas andresearch methods, as well as innovation.The second part defines the concepts and the theoretical part, at first clear definition of the realestate industry, analyze its characteristics and related factors, followed by combing the real estateindustry at home and abroad on research literature, analyzed the theoretical basis for thedevelopment of industrial estate (industrial layout theory and industrial cluster theory), in order tolay the foundation for the theoretical part of this article.The third part analyzes related practices at home and abroad and Reference. Through thedevelopment of our country abroad, as well as the more mature industrial real estate model tosummarize, analyze, and focus on learning a foreign country (including Singapore, Japan), China(Shanghai, Suzhou) development experience.The fourth part is the background in real estate development industry in Chengdu, the statusquo. Mainly analyzes the reason for the rise in Chengdu industrial real estate and development, themain type.The fifth part is empirical analysis. More systematic study in Chengdu industrial real estatedevelopment model, including the development model, financing model, profit model, operationand management mode.
