Last ten years, Chinese real estate industry has been rapid development, but with greater macroeconomic volatility and high prices, government regulation of the industry has intensified, increasing competition within the industry. Large real estate companies use of resources, capital and talent advantages, scale expansion, the weight of the entire industry profit margins are increasingly thin. In this case, the core of how to improve the competitiveness of the real estate business, and enhance the project profitability, as corporate executives placed in front of the main problems to be resolved urgently. Thus, the importance of real estate project cost management and stand out, how to build a reasonable and effective cost management system, and through the development of effective cost control to achieve the maximum, and become an important theoretical and practical significance of the issue.SZ project is a residential district development project,located in GZ Science City, total building area of about 301,000 square meters, a high-end residential real estate, Land delisted from the end of 2003 to the end of 2009 the final phase of the handover, which lasted about 6 years. Realize the economic benefits of this project is significant, in terms of cost management also done a lot of work and achieved certain results, but for various reasons, while there are many flaws and shortcomings. To sum up experiences, lessons learned, project-based cost management theory and knowledge, this case with the project data and information analysis of the SZ project cost management in all aspects of how to strengthen cost management, and application of mathematical theory, combined with information of applications, from the perspective of the whole process of analysis and elaboration of construction project information system based on highly centralized control, decentralized management, cost breakdown / control.The body of this article has four parts: introduction, the research focuses on domestic and international situation, this study put forward ideas, contents and methods; followed residential development project of SZ elements of cost management, analysis SZ residential development projects in the main features of SZ composition of investment costs, corresponding to tease out the SZ project cost factors and key elements; and then study the cost of SZ residential development project management structure and processes, the main research, analysis SZ project organization structure and the corresponding cost management organizational structure, business structure and bidding, contract approval, funding plan, design changes, engineering settlement five key work processes; Finally, residential development project on SZ build mathematical model of cost management, the main agenda item cost breakdown of engineering / control system characteristics, analysis of variable and model application.This cost management research of residential development project can provide some new ideas and methods to those related projects.
