Research On The Value Innovation And Operation Model Of Logistics Real Estate

The development of logistics estates,is not only the inevitable result of social development, but also a modality of the future innovation and development of logistics industries. It is worth to do some researches on effective and reasonable operation modes that bring much more profits and values to logistics estate investors, for some excellent enterprises can get profits at maximum only by value innovation, and promote the continuous development and innovation of the logistics estates by the rational and effective cost containment and optimization.This dissertation, is studied the value innovation of logistics estates on the basis of theories of value innovation, cost containment and performance evaluations, through some scholars'researches,. Based on the connotation and value innovation of logistics estates, the author puts forward four basic operation modes: the dominate operation mode in real estate enterprises, the leading operation mode in logistics enterprises, the cooperation and third-party enterprises leading operation mode; In addition, through discussing the development and problems of logistics estates in China from the angle of " country- region- city ", proposes five main countermeasures:(1) choosing the reasonable logistics estate operation mode;(2) strengthening the researches and feasible studies on market demands to make more scientific decisions;(3) improving the guidance and management of government policies and coordinating corresponding policies on land resources; (4) improving the level of management and competitiveness though constant innovation; (5) introducing advanced management theories, and cultivating talents in logistics estates. Finally, based on value innovation and operation theories, constructs the evolutionary game model of the supplies and demands of logistics estates.
