In recent years, China's real estate prices concerns many people. Since 1998, China cancel system of welfare residential housing and implement monetary allocation system, the real estate price is going higher. Especially in recent years, the price increases by 5% or more every year, some city is as high as 30%. The increasing price brings great burden to people's life, and housing has already becomes a serious social problem. The Central Committee took many drastic measures to ensure the people's housing needs. However, China's real estate price bubble has not been solved.Based on literature review(partl), we first analyses the current situation of China's real estate price (part2), and then generally summarize the pricing mechanism(part 3)。On the basis of using the 2000-2009 data from supply and demand aspects, we analyses the China's factors influences real estate prices with empirical analysis (part4 and part5). Part 4 build multivariate regression model, using successive regression analysis and influence factors of prices, and part 5 chooses co integration analysis to check the relationship between housing price and land price. According to China's national condition, this paper considers several special factors that have effect on real estate prices (part6), such as tax policy, speculative money and so on.According to the real estate prices in China, the paper put up a series of suggestions (part7).The development of real estate industry in our country in eastern exists severe disequilibrium; therefore we should take different measures for different area. In addition, the short-term and long-term regulation should be combined.
