Real estate loan has become an important part of commercial bank loans, at the end of 2010, real estate loan accounted for 20.5% of the loan balance of commercial banks, and showed a trend of rapid growth. At the end of 2008, in order to respond to the global financial crisis actively, China adopted a more accommodative monetary policy, so that our country still could maintain a high economic growth rate. However, the housing price rise rapidly during this phase, and the high housing price is already far beyond the level which the majority of our residents can accept, the government began to take a series of regulatory measures to control the price with resolute attitude, the real estate market of China is facing the great challenges now. Real estate loan of commercial banks is one of the main sources of funding of real estate market development, the impact of regulation on banks is emerging gradually, and the risk of real estate loan is accumulating gradually. In this context, the research on the risk management of real estate loan in commercial banks has great significance to help commercial banks against the risk at present.Firstly, the context analyzes the real estate market from the perspective of the economic cycle and the real estate cycle, in order to prompt commercial banks to be aware of the existence of the phenomenon of periodic fluctuations in the real estate market, commercial banks should consider the factors of the real estate cycle fully for their payment of real estate loans, with the anticipation of the development of real estate market, commercial banks will prevent the risk when they evaluate loan programs. Based on the background of current strong regulatory on real estate market, and combined with the current real estate market performance, the study judges the future development trend of China's real estate market, the author believes that if the government insists on the implementation of control policies, the real estate market will adjust itself in the near future, commercial banks should aware the risk of real estate loans and do well to prepare for risk prevention.Secondly, with the judgment of the future development trend of real estate market, the study analyzes the risk of real estate loan in commercial banks when the real estate market regulation, and analyzes the risk of land reserve loans, the risk of real estate development loans and the risk of individual housing loans in detail.Finally, by drawing on the relevant theoretical results, the context puts forward the strategies to help commercial banks enhance risk management of real estate loans, and makes the recommendations for commercial banks controlling the risk of current real estate loan which mentioned in the above.
