Real Estate is the support industry of economic with the character of capital intensive industry. However, concerning Chinese Real Estate enterprises are restricted in obtaining funds channels, so the commercial banks become the main source and the development loan funds in the total loan balance of financial institutions is more and more big. Moreover, the Real Estate industry is a high input, high profit industries, the Real Estate industry has the characteristics of high risk, so the risk of the Real Estate industry is concentrated on commercial Banks,and itcannot be ignored. Based on this, this paper sums up the futures of the Real Estate development loans and risk category’s, give a comprehensive analysis of the inside and outside and all kinds of risks are analyzed, then relevant measures to prevent real estate development loan risk are put forward.Mortgage behavior and mortgage money increase under the stimulation of the real estate. The risk contains The government’s macroeconomic regulation and control、 The inherent law of economic development and the information disequilibrium between real estate developers and Banks. If there are not effective measures, the Real Estate development is endangering and it may lead to financial crisis, so there is important practical significance to research the situation of Real Restated to provide the theory and method of controlling credit risk.Firstly, the paper analyzes the major risks in real estate development loan on the basis of the systematic engineering theory and the risk governing theories of commercial banks, At the same time, this paper reveals that the changes in law policies and lack of coordinating in some of economic regulating policies lead to risks at the macro level.It also threats to the risk of the safe recycling in real estate development loans. Then it demonstrates the rationality of price and the real geographic features of the estate lead to the bubble of real estate market and the risk of credit security, which make the risk of real estate market. Because of the ill-balanced information between the banks and enterprises, various risks to developers loan security happens, like escaping the loans、getting the loans in false way or transferring the original loan to other use.On the other hand, this paper puts forward the methods of controlling and solving Real Estate development loan risk in the foundation of analyzing Real Estate development risk, the internal control system of enterprise should be improved and the personal credit system, commercial bank development loans should be controlled, the use of warning system of regional Real Estate market should be enhanced as far as possible based on establishing the coordination mechanism and increasing disposal to non-performing loans; at the same time, the corresponding laws and regulations system and the mature Real Estate financial system are speeded up and improved.
