The Study For Symbiosis Between The Theme Scenic Area And Tourism Real Estate

With the generalization of phenomena of depending each other between the theme scenic area and travel real estate in our country, more and more discussions and researches are conducted to this phenomena in academia and industry, and all focused on the objective description and subjective discussion of the phenomena. The researches for the relationship between them are not further or normative because of the lack of correlative theory. For the situation, the analysis and explanation of the relation between the theme scenic area and travel real estate are carried through the view of symbiosis in virtue of the comparatively mature theory in biological research.First, in this paper two symbiotic unites with the theme scenic area and travel real estate are built, besides four kinds of symbiosis interface are achieved including culture-oriented symbiosis interface, ecology-oriented symbiotic interface, entertainment-oriented symbiotic interface, tourism industry (travel agencies, tourist hotels, etc.)-oriented symbiotic interface; and five symbiotic environment including ecological environment, political environment, cultural environment, economic environment and technology environment are obtained; multi- symbiotic modes such as negative symbiosis, parasitism, partial symbiosis and mutualism symbiosis are established. They compose different symbiosis systems with different combinations together.On the basis of symbiotic systems, the stability of six kinds of symbiosis modes are analyzed using the concept of symbiotic energy and Logistic model, based on the changes of each unit energy levels after symbiosis and the strategic choice of theme scenic area and travel real estate manager. It is proposed that mutualism symbiosis mode is the best one for theme scenic area and travel real estate. Meanwhile, mutualism symbiosis is not stable at the beginning of the symbiotic relation, it often requires a process of constant attempt and adjustment; in this process, symbiotic relationship between theme scenic area and travel real estate is affected by the number of symbiotic units, business units in industrial clusters and multi-factors in the symbiotic environment. Therefore, it is a positive meaning to identify these factors for maintaining stability of the symbiosis between the two units.Finally, taking an example of Qujing new developed area, the symbiosis between real estate and tourism is discussed through the method of analyzing, stability with symbiotic systems and mode between theme scenic area and travel real estate. Furtherly some pertinent suggestions are proposed to achieve a stable symbiotic relationship.
